Documents

Paperwork worth having at hand

Not every item applies to every case; the notary confirms the list for each transaction.

To sell

  • Deed recorded in the Public Property Registry
  • Valid official ID of the seller
  • Property tax (predial) paid up
  • Water and electricity bills with no balance due
  • Marriage certificate, if married (and the marital property regime)
  • Mexican tax ID (RFC) and CURP
  • Plans or a sketch, if you have them

To buy

  • Valid official ID (passport for foreign buyers)
  • RFC and CURP, when applicable
  • Mortgage pre-approval, if not paying cash
  • Marriage certificate, if applicable
  • Proof of address

The lien-free certificate is normally requested by the notary from the Tamaulipas Property Registry and Cadastre Institute.

Frequently asked questions

Buying, selling and renting

Who pays the closing costs?

By custom, the buyer pays the closing costs (property acquisition tax, registration fees and the notary's fees) and the seller pays any income tax the sale generates. It can be agreed otherwise; what matters is putting it in writing.

Can I buy with Infonavit, Fovissste or a bank mortgage?

Yes, as long as the property has a recorded deed and meets the lender's requirements. Get pre-approved first so you know how much you can borrow before you search. The lender orders the appraisal.

Can a foreigner buy property here?

Yes. Tampico, Ciudad Madero and Altamira lie within Mexico's coastal «restricted zone» (50 km from the shore), so foreign individuals usually buy residential property through a bank trust (fideicomiso), which gives full rights to use, rent out or sell it. The notary and the trustee bank set it up as part of the closing.

Can I buy ejido land?

Only if it already has «dominio pleno» and a title recorded in the Public Registry, or if you are a member or resident of that same ejido. See the land guide.
